Job Description
The Property Manager is responsible for efficiently and effectively management of commercial properties. This involves determining rental rates, marketing, liaising with tenants, handling complaints and overseeing maintenance. He/she is also responsible for ensuring that commercial properties meet the needs of tenants.
Primary Duties & Responsibilities include but are not limited to the following:
Oversee daily operations of commercial properties ensuring efficient management and maintenance.
Coordinate leasing activities, including marketing properties, screening potential tenants, negotiating lease terms, and executing rental agreements.
Manage financial operations, including setting and collecting rent, preparing budgets, and overseeing property expenses to ensure profitability.
Supervise maintenance and repair work, ensuring properties are in good condition and addressing tenant maintenance requests promptly.
Handle tenant relations, resolving complaints and enforcing lease terms to ensure a harmonious living or working environment.
Conduct regular property inspections to assess condition, identify necessary repairs, and ensure compliance with health and safety regulations.
Liaise with contractors, vendors, and service providers, negotiating contracts to secure cost-effective services for property upkeep and improvements.
Implement sustainability and energy-saving initiatives across properties to reduce environmental impact and operational costs.
Inspecting properties, including grounds and communal areas for damage and maintenance requirements and reporting findings.
Communicating with tenants and owners about the other party’s concerns and helping them resolve any issues, such as maintenance needs or noise complaints.
Notifying tenants of rent increases, upcoming inspections and maintenance work.
Sourcing contractors and suppliers for repairs, maintenance and property improvements.
Maintaining property records, including signed leases, official complaints and log of income and expenses.
Managing tenancy renewal and end of tenancy processes.

A significant portion has progressed through various levels of responsibility, from entry-level positions to more complex managerial roles, often gaining insights through on-the-job training and structured management training programs. Their experience encompasses a blend of operational oversight, financial budgeting, and strategic planning, equipping them with the skills to effectively supervise property portfolios. This role demands a comprehensive understanding of property laws, market dynamics, and customer service excellence, honed through practical, real-world application.
Certifications & Licenses: Certifications and licenses are not typically required for the job of Property Supervisor. However, obtaining a Real Estate Broker License or a Certified Property Manager (CPM) certification can be beneficial and sometimes preferred by employers.

making and operational adjustments, impacting the financial health and success of properties.
Regulatory Compliance: Overseeing compliance with housing laws, safety codes, and environmental policies involves conducting regular audits, maintaining accurate records, and addressing violations promptly to mitigate legal risks and maintain the property’s reputation.
Capital Improvement Planning: Planning and executing long-term enhancement projects ensures properties meet current standards and adapt to future market demands. A meticulous approach to budgeting, scheduling, and overseeing projects aligns them with strategic goals and tenant needs, maximizing asset value.
